Changing Cleaners Without Dropping a Turnover
The handover is where properties get damaged, because the outgoing cleaner holds knowledge and access nobody wrote down. Sequence it deliberately.

Time it for the quiet period
Wherever you have a choice, change cleaners in the off-season. A new cleaner learning a property needs a couple of turnovers to settle, and doing that during a run of back-to-back bookings guarantees that the learning happens under a deadline.

If you have to change mid-season, build extra time into the first turnovers rather than assuming a professional will simply absorb it.
Overlap rather than switch
Do not end one relationship on a Friday and start another on a Saturday. Where the outgoing cleaner is leaving on good terms, arrange for the new one to do a turnover alongside them, or at minimum to walk the property together.
An hour of overlap transfers more than any document: where the supplies are, which door sticks, how the beds are dressed, what the building's rules are, which fixture is temperamental.
Where the relationship has ended badly that will not be possible, which is the reason to have the documentation in place before you ever need it.
Change the access, and change it properly
The outgoing cleaner has codes and probably keys. Codes get changed on the last day, not eventually. Keys come back, and if any cannot be accounted for, the lock gets rekeyed.
In a managed community there is a further step. The outgoing cleaner should be removed from the approved vendor list and the incoming one added, with whatever paperwork the association requires. Gate access, amenity access and any parking permit all need transferring rather than assuming.
Do this even when the parting is amicable. It is not about trust; it is about knowing who currently has access to a property you are responsible for.
Get the documentation out of one person's head
Everything the outgoing cleaner knows should already exist in writing, and if it does not, this is the moment it becomes obvious.
The reference photo set, the property document, the supply locations and par levels, the linen inventory, the scope, the escalation contacts. Ask the outgoing cleaner to fill any gaps as part of a professional handover, and pay them for the time if it is substantial.
Owners who have this in place change cleaners easily. Owners who do not are effectively rebuilding the operation.
Recover what they hold
Linen sets in their vehicle or at their laundry. Property equipment they have been storing. A supply of consumables you paid for. Any spare keys or fobs.
Count linen back against your inventory rather than accepting a bag. This is the most commonly lost item in a transition and the loss is discovered weeks later when a set is missing on a busy weekend.
Brief the new cleaner properly on day one
Walk the property with them, hand over the documents, and be explicit about the standard by showing the photographs rather than describing it.
Say what went wrong with the previous arrangement, factually. A cleaner who knows the outgoing person struggled with the tight Saturday window, or that outdoor space was a recurring gap, can address it rather than rediscovering it.
Watch the first month closely
Look at every photo set for the first four or five turnovers and give specific feedback. This is the window in which standards get set, and corrections are easy now and awkward later.
Expect the first turnovers to run longer and do not schedule a same-day changeover among them if you can avoid it.
Know why you are changing
Some problems follow you to the next cleaner because they were never the cleaner's. A turnover window that is too short, a property with no supply storage, or an owner who does not answer the phone will produce the same complaints from anybody.
Before you change, separate what was genuinely about the person from what was about the setup. Fixing the second first means the new relationship starts from a workable position instead of repeating the last one.
End the old relationship well
Pay the final invoice promptly, say why you are making the change if asked, and leave it civil. The cleaning community in a market this size is small, and a cleaner who parted badly with you is a reference the next one may hear from.
